Beautiful location on lake Windermere. Accommodation was clean and smart . Everything worked as it should. No waiting for check in our key was in a lock box. Very enjoyable weekend. Thank you

Our stay was perfect. We enjoyed it very much. The cottage was very clean and spacious. Everything you need was there. However, the presence of a parasol would be very nice. The bed is on the short side for tall people. But this didn't spoil the fun.

I would not recommend this property. Very dirty property. Black long hair on floors, in bedding and in shower. Arrived to boiler not working and no heating. When reporting this, this was not rectified. Single beds were wobbly, wifi,kept going off. I feel this property is run down. Its obvious an ongoing problem with boiler after reading guests feedback and seeing marks on carpet off radiators. Sykes cottages have been appalling and very difficult to get in contact with. I have been told no compensation as owner is refusing. Well if you reading this under the Consumer Rights Act requires the property owner or holiday company to provide the accommodation with reasonable care and skill, therefore you should expect the accommodation to be clean and safe. This was not clean or we felt safe due to boiler. Even the fire did not sound good. I was informed maintenance had fixed it... no they did not as not one person rang me or entered cabin. I had to speak to an independent heating engineer since my daughter really needed a shower on the second night after completing the great North Swim. Mind after having to go and buy cleaning products. I don't expect toilet roll half rolls to be at the property either.
Extremely comfortable, tastefully decorated lodge. Outside area great for a sunny rest. Great location for driving to walks. The downside is the terrible WiFi. The lodge wouldn't be suitable for anyone needing it.

We vame early this year and once again had a lovely peacefull time at this lodge very clean and tidy bed linen very clean we noticed that the rabbit statues ear had been broken off on the wooden table on the decking we would have fixed it but we couldn't find it we absolutely love coming to this lodge it's like are second home we're back in May thankyou

The holiday home was brilliant! It was exactly as described. The only downside I could find was the sofa sits in front of the radiator so the living room tends to stay cold while the rooms heat up really quickly. There was a guide folder but it had basic information and no details about how best to work the heating or how to switch on the boiler. It was guess work but we got there eventually and it didnt effect us at all. I would highly recommend! Everything was clean and comfortable.

We've just spent our fourth time at this lodge the weather for the week we was there was amazing the lodge was spotless and clean when we arrived. The bedding was clean and fresh. The surrounding woods have plenty of wildlife big and small.The jets that go across the lake are amazing we would highly recommend this lodge.
Beautiful lodge inside but the decking area was not up to scratch, not been cleaned for a while, cobwebs between all the balustrades. Table and chairs outside looking very tired !
Amazing lodge on a beautiful complex. People are friendly and the views are incredible. Slight wasp nest on the decking which was annoying but other than that very relaxing time.

We spent an amazing holiday in the cottage. it was cleaned and organized. there are 2 comments the cottage needs a few hours to be warm. there was a construction process in the parking place.

Lovely and clean lodge very comfortable and well equipped everything we needed, enjoyed looking over lake from windows watching boats go by. White Cross Bay excellent location for exploring the area, also nice 1min walk down to the waters edge with nice picnic area from lodge.

We came here in May and there was a few small things that needed doing. When we returned to the lodge there had been a new carpet and new furniture put in new blinds and I love the curtains the lodge overall was spotless and smelt fresh we have already booked for next may. highly recommend
Beautiful lodge with a lovely view. Everything was spotless and decorated lovely. Want to book again but lodge is fully booked for next summer holidays. Will definitely return soon and will definitely try and book this lodge first.

A few small things wrong like the carpet by the double doors had stains on it the curtain by the double door some of it was hanging off like I said all small things that can be sorted the lodge it's self we loved it bed linen was provided all essentials was provided we are definitely going back to this lodge again this year.
We had a lovely stay at the lodge, had all the facilities we needed, there was quite a few things that needed repair I. E curtain falling off in living room, but be of the beds had broken slat underneath and one missing, it was clean but underneath beds and round the shower could do with a deep clean, all little things really, we still had a great time and the children loved the sight, we will definatly come back, not sure about staying there but the sites great!

Facilities overall are good. Fully equipped kitchen. Great! Lodge was clean. Small bedrooms. Bed linin and towels all good. Facilities to clean should you wish. However NO WIFI! NO WIFI! NO WIFI! I wouldn't have booked had I known. Made my son very unhappy. The listing stated WIFI therefore I feel it was misssold. Dreadful! I have visited campsites with wifi. Added to that no streaming service. I will visit this site again due to its great location by the lake but definitely not this lodge.

A lovely lodge and a wonderful stay during the February halfterm. The lodge has a nice view of the hills and part of the lake. It is also a short walk to the lake too. Overall, would certainly recommend, the only negative would be a lack of wifi even when it is advertised as available on the website.

We loved the Lancashire Rose. A great lodge in a fantastic location.
Disappointing there were no Christmas decorations at all. We couldnt use the dishwasher until we had bought dishwasher salt and rinse. Spotlessly clean, and well equipped lodge, would book again.

Lovely lodge in a very good location, in Windermere and not far from Bowness and Ambleside. Very well equipped and very comfortable. The only problem was there was no wifi at all. This is advertised on the website but not available at all. We asked in Reception and they stated they do have wifi problems.

I received two instructions, one which asked me to checkin at reception for an access code, yet the access code was already given to me so I had to call to check this. Following this arriving to the cabin, there was no wifi I was advised that there is a hub which needs to be turned on and that I will be contacted with where to find it, all I received was a text message with the name of the wifi and password. I called again to ask where the hub is as nothing was coming up, I was then told there is no hub and I advised that I was just told there is one and that I would be contacted, I was then told I would be contacted again and was then told there is no hub and it's the main wifi that covers the whole park and that it is intermittent but keep trying, there was no wifi for the entire weekend. The towels had stains on them.

The lodge was in a beautiful location with a view of the lake . .. It was spotlessly clean and had everything you required ....I would definitely visit again really enjoyed it and would certainly recommend it.
The property is nice and sufficient. However, we came with the requirement to work and trust that wifi is sufficient as advertised. However when we were there, no wifi was detected at all. We called customer service many times and was promised to be resolved but nobody got back to us. We were told to go the centre but wifi is also very weak and kept cutting out. We could not get the work required done so was in a fair bit of unnecessary stress. We were not impressed by customer services.
