Perfectly located in our favourite place, exactly what we wanted for our short trip.
The cottage is beautiful and the area stunning. Good pubs and restaurants. Its an old period property with a great deal of character, tastefully kept up to date, whilst retaining it's charm. The garden is another huge plus, cleverly landscaped so not overlooked, well maintained and you can find sunny spots should it come out! My 3rd stay and I'll be back. Thank you

We had a lovely stay and would happily book again. Just a couple of things the information in the black file about bins and recycling seems to be quite out of date, and it was unclear what we were expected to do with the two wheelie bins one was totally full and when. Also, it would have nice to have had a proper sofa and a tv in the back room only we spent most of our time there overlooking your fabulous garden.
In general we enjoyed our stay at Book House very much. The green bedroom we thought was very nice, a great size, with its view over the lovely garden with its two seating areas where we often enjoyed having our late afternoon drinks. The kitchen dining area was large and bright and a nice area to have our breakfast before we ventured out for the day. We thought the front room of the property looked dull and tired and in need of refreshing. We did not expect to have to go shopping for bleach as soon as we arrived to clean the very stained mugs and the internet connection was quite spasmodic. With a little bit of time, money and effort Book House could be very good indeed.

Perfect location, we found the downstairs area a little cluttered and tired looking, the upstairs and garden absolutely amazing although the bathroom was like a sauna. The tv has a delay with the remote so not easy to watch The WiFi doesn't work upstairs which is a little frustrating as you cannot use your mobile devices because the signal is poor in the area overall a very nice place and we will definitely return

The Book House was a beautiful place to stay. A wonderful clean stylish and comfortable home with plenty of space for two adults, two teens and a Labrador. The size and tidiness of the garden was particularly impressive and we loved being able to use the back gate to access the river. All necessary equipment was included and we found the availability of the laundry and heated airer particularly helpful. Our only challenge was with recycling. We ended up taking some to M&S Foodhall in Alnwick and taking the rest home. Could perhaps a mixed recycling bin and disposal system be resolved? Thank you though for a lovely stay. We hope to return in the future, we loved discovering Warwick.
We have very mixed feelings about our recent stay at The Book House. The property has some very lovely qualities, some of the decor in terms of the nod to its past, was lovely, some great specific old pieces throughout the house. The beds were very comfortable and the back bedroom was light and airy. The garden is an absolute delight and clearly very well kept, which was lovely. Its position in the village is delightful and we never struggled to get a parking spot. The staff at Masons Arms, down the road, were lovely and extremely welcoming and could not do enough for its customers, less so the Hemitage, also in the village, which i would not recommend. However, what let Book House down was the very poor state of cleanliness. I took photos of the worst as we basically had to spring clean areas before we could relax, huge clumps of dog hair on the floor and in corners, mould on the windows and filthy skirting boards and unpleasant smelling front room, for this reason we would not stay again and the standard was simply unacceptable. I left message on the number provided straight away but no one gave us the courtesy of a response so this made the situation worse. The cottage is old and dark at the front, but i knew at the time of booking, however the front room smelt badly of dog and not clean, it had a worn appearance i live and travel with dog and there is alot you can do to mitigate smells in a home. More comfortabie areas could be made in the livingdining kitchen and a second larger tv would be expected at this price point. Overall the cleaning team needs changing, to someone who can do their job. Make a point of responding to clients communication and make the improvements that i and previous clients have pointed out. Well done to the gardener though, a super job.

We really appreciated the large open plan area at the rear of the house and the beautiful long garden with good seating areas. Comfortable bed and well designed bathrooms.
This is a gorgeous little cottage. My second time visiting. Its a tardis, small frontage but plenty of room inside and a beautiful garden. The village has lots of lovely walks, pubs and good places to eat. We'll be back!
Perfect central location with easy parking outside. House was clean and tidy and the garden was gorgeous for both us and our dog. Slept really well in the quiet bedroom and found the bed really comfortable although did not find the 'secret' wardrobe until half way through holiday! Would love to return.
Lovely cottage and probably the best garden we have ever had in a holiday let, well thought out and well tended, total sun trap and not over looked. No complaints with the cottage just some suggestions Possibly a WiFi booster would be a good idea as no internet in the back of the property or upstairs in the main bedroom Extra comfy sitting in the back room for lounging in the sunshine Black out blinds in the main bedroom as early sun very bright through cream curtains Overall though we loved it, very impressed with Warkworth and will be back!

The Book House is a lovely property and we have stayed twice now. But for the moment, I think itll be our last. For a premium priced property I have to say that the standard of comfort is below what we would expect. The Main Bedroom is below the standard we would expect. The mattress isnt comfortable and for an upmarket property Id expect a premium style of mattress Emma or Simba for example. We didnt have one good nights sleep during our week. And we paid a considerable premium for location and standard, the latter starting to fade in my opinion. Also, front room is in need of an update. The sofa opposite the front window isnt comfortable at all. It needs to be replaced with something that is comfortable to sit or lay on. So, comfort zero. Everything else was as expected.
Front of cottage looking 'tired', front room is dark and uninviting, but rest of cottage is of a very high quality, the garden is delightful, I would stay here again. Lock to front door is worn and difficult to use.
This is a lovely cottage with a fantastic garden in a really convenient location. It is spacious and comfortable. However, as mentioned in other reviews, the bedroom wardrobe smells so musty that it makes it unusable. Some handsoap wouldn't have gone amiss in the bathrooms. All in all though, we thoroughly enjoyed it.

What a lovely charming house this is. Bed so comfy, kitchen is well supplied and we didn't need anything. We loved the area too, great parking as we parked right outside front every day. I will certainly stay here again in the not to distant future. From the flagged floors to the beautiful garden. We loved it.

Lovely place to stay, the house is charming and definitely quirky, but comfortable, and the garden is just heavenly to sit out in when the weather is good. Its proved a good base to stay to see the coastline and also with the beach in easy walking distance .

Just returned from this lovely property. Somebody in a previous review described the house as a tardis totally agree. We really enjoyed the garden and the rear access to the river. Yes there were a few niggles, lampshades that were unstable, bulbs out and a central heating system that had a mind of its own, non of this took away what was a great week away. Have even looked at re booking 10th May 2024 but cant see how you can justify nearly 25 increase in price.
We had a nice stay, and first impressions were positive. Garden is very nice. However, property decor looks tired in quite a few rooms , and several lights were either dangerously unstable or not working not good. We would not book this particular property again in current condition.

We have stayed in Warkworth several times and The Book House has by far been our favourite cottage. The Book House is very Tardis like from its cute exterior you would never imagine how HUGE the back garden is which our Border Terrier appreciated. The weather was so lovely, we also made good use of the garden and enjoyed many evenings there with a glass of wine after busy days exploring the lovely coast. The cottage has everything you might need, its incredibly comfortable and thoughtfully laid out. Its close proximity to beaches and places of interest make it a perfect location for exploring the Northumberland Coast. We did not want to leave and would recommend The Book House to anyone thinking of visiting the area.

The property is lovely Beautiful garden Lovely inside, comfy beds Good facilities Unfortunately not clean when arrived no beds made and rubbish and dirty bedding towels left. However when reported to Sykes promptly sent a cleaner around and sorted Cleaning Staff were fab
Pros Great location, comfy sofa, well equipped kitchen, great bathrooms, lovely chaise lounge, quirky, fantastic garden and furniture Cons Dusty especially upstairs bedrooms, Very soiled duvet cover left in guest wadrobe, large bundle of unopened Final Reminders and letters left in main bedroom wadrobe and downstairs utility cuboard, half empty bottles of red and white wine in utility cuboard, half empty bottles of perfumes and echinicea vitamins in bathroom cabinet, no handsoap in any bathroom which is awful, 1 loo roll in each bathroom to last a week really tight! , so odd was the large framed family photographs on bedroom walls facing bed, broken lamp base in guest room, scattered tatty old bits of written instructions left around kitchen, house freezing on arrival as all radiators on low, synthetic sheepskin throw on sofa led to hairs all over our clothes and sofa, laundry room upstairs an absolute mess with paint tins and soiled laundry bag on floor, pillows desperately need replacing filling is so poor that even 2 were no support, no mattress protector on bed, invisible wadrobe! in bedroom which I discovered on 5th day when I lent on wall!! And you have to empty your rubbish daily into local bin outside house I have photos of most of this if Sykes or owner would like to check The only review I have made in years as I felt it had to be done with so many things I wasnt happy with. No, I didnt raise a complaint at time as these things came to light during the stay. This place needs a rating inspection. The fact that bills are all left in a wadrobe, soiled linen in wadrobe and with personal items all over place made it feel I was in someone's personal living space. If all of the above was sorted I would return but not in current state.

Cottage was charmingly appointed, cosy but plenty of space for everyone. Beds comfy, bathrooms spacious, all rooms well furnished to a high standard. Cottage had everything to cater for all needs, with good instructions provided to operate all equipment easily. Garden was beautiful , and if you couldn&rsquot park outside the front, there was usually places to park around the back. There was. nothing not to like and we had a most enjoyable stay in a truly lovely cottage. Warkworth was central to all areas, another plus.
